Job Overview:
We are seeking a skilled and experienced Maintenance Supervisor to oversee the maintenance operations of our 144-unit apartment complex. The Supervisor will ensure the proper functioning of all equipment, systems, and facilities and manage the maintenance technician.

Duties:
- Supervise and coordinate the activities of the maintenance team
- Develop and implement maintenance procedures and schedules
- Conduct regular inspections to identify and address maintenance needs
- Oversee the repair and maintenance of electrical, mechanical, and HVAC systems
- Manage preventive maintenance programs to minimize downtime and maximize efficiency
- Coordinate with external contractors/vendors for specialized repairs or projects
- Maintain accurate records of maintenance activities, including work orders and equipment history
- Ensure compliance with safety regulations and company policies
- Train and mentor maintenance staff to enhance their skills and knowledge

Skills:
- Strong knowledge of maintenance management principles and practices
- Ability to effectively maintain a wide range of equipment and facilities
- Experience in property management, including HVAC and mechanical systems
- Excellent supervisory skills, with the ability to lead and motivate a team
- Strong project management skills to plan and execute maintenance projects effectively
- Solid mechanical knowledge to troubleshoot issues and provide technical guidance
- Proficient in English communication, both written and verbal, a plus if you speak Spanish
